Job Description

BMOC, Inc. (BMOC) is seeking a professional interested in an opportunity to grow and learn the property management industry by assisting in the on-going management of a portfolio of Greek (fraternity/sorority) housing.

The ideal candidate would be interested in the primary role of functioning as a property manager for a group of houses. Additionally, the Property Manager - Greek Housing would perform the duties of an on-site support / resident assistant for one of the properties while living on-site.

This is a full-time job (32-40 hours a week) with benefits (health, dental, vision, 401k and more)

Hourly Wage = $20/hr x 32 -40 hrs / week (~33,280 - 41,600)

Housing (must live on-site--valued at $2,000/month - a private room in downtown Madison near lake Mendota with water/sewer/heat/electric/wifi included) = (~24,000)

Position is valued at ~$57,280 - $65,600*

*Housing is included in this amount. (Note: housing credit is taxable per IRS guidelines).

Portfolio Management (~80%)

  • Develop a process with weekly touch-points to ensure that all residents and their guarantors to complete applications and lease paperwork.
    • Future year members are provided to our team between October and January and we must ensure that all paperwork and leases are signed as soon as possible.
    • This would require regular contact via phone or other methodology to ensure progress is being made.
  • Financials / Income Statement
    • Invoice processing--assist with the uploading and coding of invoices for the portfolio.
    • Income/Budget variance reporting and other reports as requested by leadership and/or ownership.
  • Resident Service, ensure that our residents are receiving upper-echelon service. Seek answers to their questions and own issues from start to finish.
  • Support our team to respond to requests from property owners, house executive boards and alumni boards.
  • Understand BMOC's team/processes enough to be able to provide back-up as needed.

Inspections (~10%)

  • Physical inspections of properties must be performed on a weekly basis--you'll personally sign-off on the quality and condition of the building.
  • Must have reliable transportation and a valid drivers license -- most of the properties are within 1 mile of our corporate office--where the position will be located (151 E Gorham St). A few properties are within 2 miles. But you'll need to be able to drive to a property on short-notice from our corporate office when/if needed--sometimes un-planned.

Resident Assistant For A Greek House (~5%)

  • You would have additional responsibility as the first point of contact for one or more houses for after-hours items. In support of our management team and on-call maintenance services.
  • Additional responsibilities as assigned--relatively minimal.

Other Projects And Tasks As Assigned (~5%)

  • Studio or 1 Bedroom apartment (depending on availability) along beautiful Lake Mendota
  • Included utilities are: electric, heat, water/sewer, and trash
  • Most have private Washer/Dryer in-unit
  • Note: Housing is part of the total package--it may not be substituted for additional pay. Also, housing credit is taxable per IRS guidelines.

Work Location

  • Work is based out of our corporate office in downtown Madison, Wisconsin (151 E Gorham St) right next to James Madison Park and Lake Mendota.
